A land plot of residential purpose has been formed in the territory of 12 hectares surrounded by lakes and forests in-between Trakai and Aukštadvaris on the peninsula of lake Ilgai. A detailed plan and respective solutions have been prepared and approved for the land plot. The specified manner and nature of the land use – the purpose of land use is residential territory (development of the land plot by buildings homesteads) and agroforestry land. Mode of the land use and construction regulations are established. The territory is divided into 11 individual assets each of which has an access to the lake (lake shore), forest and an allotment of the residential land. The projected infrastructure: entry from the road servitude, transformer station, drinking water supply well, waste water collection facilities (containers), firefighting water tanks, wooden platforms on water (water access points), shelters for boats.

Water supply is planned from the common-use drinking water supply well. Household wastewater goes to wastewater collection facilities. Wastewater management solutions are to be specified after geological soil testing. (Project has been drafted).
Construction of residential houses with appurtenances is planned in the land plots. The well-defined and bold shapes of the relief are protected. Covering of the paths and the driveway is planned to be installed using natural materials (field stone, compressed soil, timber and the like). The exterior of the buildings from the architectural point of view as well as materials used are optional. Natural materials must be used for the finishing of the facades (field stone, plaster, timber, bricks and their combinations).
Construction of the transformer station, drinking water well and firefighting water tanks is planned in the territory.
On the shore of the lake, construction of the wooden platform (water access point) and a wooden shelter for boats is planned. The forest on the land plot and the shoreline are protected.

Ilgai is a lake in Lithuania, in Trakai district, situated 10 km to the west from Trakai. It is a narrow and long lake stretching to the north east and south west for 5.16 km, its width is up to 0.48 km. The lake is deep; in some places it is as deep as 35.5 m. The shoreline is winding, it is 11.5 km long. In the south, the lake forks into two bays. In the north east, a stream falls into Ilgai from Viesai lake. The lake is full of fish: pike, common roach, bass, crucian, tench, vendace.
